On behalf of the Delta Sigma Phi Housing Corporation, I want to welcome you to our website. Our purpose as the housing arm of the organization is to Preserve, Protect, and Develop the properties that facilitate Delta Sigma Phi’s mission.
Delta Sigma Phi has 97 active collegiate chapters or colonies with 64 of those chapters having a facility which provide communal space and often resident opportunities to around 4,000 undergraduate members. For the majority of Delta Sigma Phi’s history, these properties have been completely supported by local alumni corporation boards and undergraduate chapters who have acquired and maintained properties.
In 2021, the Delta Sigma Phi Housing Corporation was incorporated to provide professional support services to the facilities used by members across the United States. Specifically, the Delta Sigma Phi Housing corporation has the capacity to deliver education and training, identify housing solutions and new facility opportunities, directly manage properties, assist with membership and lease agreements, support chapter renovation projects, and manage deeds for owned properties.

Common Housing Terms
Alumni Corporation Board (ACB): A board that consists of alumni members and non-members who help manage or facilitate the use of resources for a designated undergraduate and alumni chapter. In most cases, the primary resource managed by the ACB is a chapter property. However, the ACB may also be responsible for managing chapter scholarships and artifacts. ACB members should not serve as advisors to undergraduate chapters.
Articles of Incorporation: A set of formal documents filed with a government body to legally document the creation of a corporation. The documents typically contain the entities’ formal name, business address, and agent for service.
Delta Sigma Phi Housing Corporation (NHC): The incorporated entity that is governed by the National Housing Corporation Board of Directors and operated by national headquarters staff.
House Director/Resident Advisor: An individual (often a non-member) who can reside at a chapter facility and oversee daily operations of the facility. Duties vary greatly depending on the size of facility, number of residents, and number of managed employees.
Property Manager: An undergraduate officer who sits on the chapter’s executive board and is responsible for educating members on facility policies, enforcing Resident Agreements, and supporting facility operations/maintenance. This officer works closely with headquarters staff, the alumni corporation board, university staff, and other engaged parties to communicate the chapters’ needs and desires relating to the facility.
